My First Tenant Eviction
Was A Lesson In Frustration
That’s how it feels doesn’t it? You can almost see them sitting there laughing at you as they sit in YOUR property working the system, forcing YOU to evict them out of the property you own! If you’re like me, that’s how it felt the first time I had to evict a tenant. I was so angry I was beside myself!
My wife and I had worked hard to buy that property and we had put weeks of sweat equity into the property, and we knew they didn’t care. To make it worse we were stupid and gave them extra chances to catch up, hoping for the best and that they would do the right thing.
Ultimately, I ended up evicting a family with two young kids right before Christmas. I still remember spending the majority of my Christmas break in 2004 away from my family, painting, cleaning and repairing all the mess and damage they left behind. In hindsight it was a good lesson, just painful at the time, but I learned it could have been worse, much worse.
Fortunately, I had someone to turn to who helped me understand those old eviction forms and to help me fill it out properly. Otherwise, who knows what mistakes I could have made along the way. Mistakes that could allow them to object to the eviction and potentially stay in place even longer, while still not paying!
Dealing With Bad Tenants
Bad tenants are a problem by themselves, but bad tenants who understand the system can ruin a landlord. You still have to make the payments on the mortgage, even if they aren’t paying you, which is why it’s important to know how to evict a tenant properly.
That’s where my collection of Alberta Eviction forms and information comes in handy. This 21 page guide helps walk you through everything you need to know about using eviction notices and includes the following,
- Blank 14-day & 24-hour eviction notices
- Examples of the above forms filled out
- Explanations of what situation each form can be used in
- Explains what to do if the tenant doesn’t leave!
I even included a section that explains what you can evict a tenant for and list four tactics you must not do to get rid of tenants!
$5 Discount Code Included For Full Eviction Guide!
Sometimes you have to take an eviction to the next level which involves court or the Residential Tenancy Dispute Resolution Service (I prefer the RTDRS!). I explain a bit of this process in the package as well, but I also have an even more in-depth guide, if need be, that walks you through evicting a tenant using the RTDRS.
If using the forms included with my package do not work for you and you have to use the RTDRS, I’ve included a code with the package that gives you a $5 discount on the Eviction Guide for Landlords I also created. This guide is quite comprehensive and walks you through the process from A-Z.
